antica abbazia con annessi, parco e piscina ad orvieto

This charming ancient abbey with a natural Etruscan spring is a complex of historic buildings surrounded by 3-hectare fenced park with a swimming pool and accessible by 4 gates and includes additional 3 hectares of agricultural land and woodland.

A magical and peaceful place, where history and nature are combined sublimely.

Set in an astonishing location on top of a hill with a panoramic view over the lake and just an hour's drive north of Rome, from the Etruscans to the Romans, this property has been an important landmark for almost more than 2500 years as shown by the Etruscan caverns discovered underneath the villa.

Most of its precious findings are currently exposed in a museum in Orvieto.

The hand-made terracotta floors in contrast with the white monastery walls, the high ceilings with exposed wooden beams, and the magnificently restored original stones, some preserving amazing century-old marks, create a charming contrast throughout.

The property has been recently equipped with solar panels, a gym, and a sauna and it offers two separate residencies within the ex-monastery and tower housing with beautiful living areas with fireplaces and a total of 6 bedrooms along with a separate one-bedroom cottage.

The property includes also a pigsty and warehouse stone barn to be restored with a large potential use.

The plot of land surrounding the building boasts a garden landscaped with fountains and water springs, trees, Mediterranean shrubs, a panoramic terrace facing stunning views of the surrounding countryside, and a modern rectangular shape swimming pool featuring a stone wall waterfall and a sun deck.

A five-seat carport roofed with solar panels and a separate building with garage and hobby rooms are also included.

The private land consist of an orchard with olive trees, hazelnut trees, woods, and arable land, partly fenced, suitable for horse paddocks and tracks.

Thanks to its characteristics and position, this property is an ideal residence both as a second home or a luxury holiday rental residence considering its proximity to services and its great charm.

Architecture and history of the abbey:

Thanks to its strategic position, the site was initially inhabited by the Etruscans. In Roman times the Cassia directly crossed the property. In the Middle Ages a mighty defense tower marked the border between the Papal State and the Medici sphere of influence in Florence.

The ancient 5-storey fortified tower is today only 2 storeys high, but is clearly recognizable by its 1.5 m thick walls and barrel vaults. In the years preceding the Council of Trent a monastic complex was built.

After secularization the buildings were used for agricultural purposes and came into the possession of the noble Bracci/Testa-Secca family.

In 1980 the BEGA architecture studio of Milan renovated the buildings that exist today, having been purchased by the sister of the famous architect Melchiorre Bega.

The current owner purchased Santa Maria della Concezione in 1997.

Over the years the technical standards have been constantly updated but without changing the signature of the BEGA house.
